POSITION SUMMARY | Under direction of the architect or structural engineer of record, or both, and supervision of the Chief Inspector/Lead Inspector Record, provide inspection as specified by California Code of Regulations Title 24, for that work contained in the approved project documents. Assist design professionals, Manager of Quality Assurance, lead field Inspector of Record and project managers as field liaison with contractors and campus clients. Document the construction process and provide reports regarding construction to design professionals. Ensure that "As-Built" information is recorded on the drawings during construction. | | | |
Department Summary | The UCLA Capital Programs organization is responsible for the planning, design, and construction of major capital improvement projects in support of UCLA academic and administrative clients. The Design and Construction unit of Capital Programs is responsible for maintenance of campus design standards, design professional selection and supervision, project design, programming, architectural, engineering, project management, construction management and inspection services, project budget and schedule integrity, and regulatory compliance for on and off campus construction and alteration projects. |
Key Responsibilities and Essential Functions | Function | Responsibilities | % Time | Project Inspection for General Construction | • Inspect mechanical elements of project under construction for compliance with approved contract documents, applicable codes, and UCLA standards. Report any work not installed in accordance with approved construction documents to the Architect of Record • Assist in the preparation of punch lists for items to be corrected before final inspection • Complete appropriate sign-off documents at the completion of work • Witness system tests including pressure and leak tests for air handling systems and ductwork, performance testing of pumps, chillers, heat exchangers, fans, outlets and terminals, instrumentation, and overall performance of mechanical systems. Monitor activities of contractor's testing, adjusting, and balancing agency for air and hydronic systems | 50% | Construction Coordination | • Assist in the coordination of shut downs of systems with University's Representative, Facilities Management, Campus Police and other organizations/agencies as necessary • Communicate with the contractor, Manager of Quality Assurance, lead field Inspector of Record, University's Representative and Architect of Record on issues of code and compliance with construction documents • Assist design professionals in anticipating, identifying, and resolving job problems • Observe progress of contractors relative to project schedule and report status to University's Representative, design professionals and project managers • Participate in construction preparatory phase and coordination detailing activity (CDA) meetings and construction review meetings. Assist in review of construction schedules, pay requests, field order, and change order requests • Verify that all necessary contract document interpretations are made by the design professionals and conveyed to the contractor • Advise University's Representative, as requested, on appropriateness of construction contractors' techniques, means, methods and materials • Assist project managers with schedule and construction technique clarification • Assist in evaluation of cost estimates and proposed cost of change orders | 25% | Reporting and Record Keeping | • Document the inspection process and provide reports regarding construction to the Architect of Record, Manager of Quality Assurance, lead field Inspector of Record, and University's Representative • Maintain a log of inspections performed.
