GENERAL SUPERVISION - Indicates that the incumbent develops procedures for performance of variety of duties; or performs complex duties within established policy guidelines.


POSITION SUMMARY

Under the direction of the Senior Superintendent, service, maintain, repair and/or install major and auxiliary equipment to include chillers, domestic and hydronic hot water heaters, cooling towers, expansion valves, motors, fans, pumps, controls, hermetic and semi-hermetic compressors and other specialized HVAC equipment to achieve maximum performance and efficiency of operation.  Inspect operating controls, safety controls and all related auxiliary equipment for obvious damage, signs of deterioration and need of replacement to ensure safe, correct, and accurate operation.  Prepare accurate written reports and maintenance records.  Interact with staff, management, and the campus community in an effective and diplomatic manner.  Perform duties utilizing appropriate safety practices.  Other duties as assigned.

1. Service major and auxiliary equipment, e.g., absorption and centrifugal water chilling equipment, direct expansion units, steam turbines, motors, fans, pumps, controls, and other specialized equipment; make necessary adjustments to regulate operation; check equipment for leakage, temperature, humidity, pressure, vibration, levels, flow and rates; make recommendations for follow up action by Service Engineer. (E) 2. Perform general repairs to all stations, e.g., door gaskets, handles, receivers, indicating lights/switches, following standard procedures for preventative maintenance set forth by each manufacturer. (E) 3. Inspect operating and safety controls and all related auxiliary equipment for obvious damage, signs of deterioration, need for adjustment and correct and safe operation. (E) 4. Lubricate refrigeration equipment, e.g., reciprocating, centrifugals. (E) 5. Identify and repair system malfunctions and problems, e.g., high/low temperatures of pressures, excessive vibrations, liquid levels, fluctuating conditions. (E) 6. Assess compressor oil and sample for acid content, refrigerants for purity and moisture content, lithium bromide for chemical balance. Test and treat if necessary. (E) 7. Respond to trouble calls involving an emergency repair or replacement. (E)

1. With smaller projects and minor repairs, evaluate problem, extent of repair and determine appropriate material and equipment required to complete project. (E) 2. Request tools and equipment, materials, parts, etc., and submit to supervisor. (E) 3. Submit completed work orders to supervisor for closing out project. (E) 4. Write concise reports and maintain accurate and complete logs/records of work service or maintenance performed. (E) 5. Orally discuss jobs with supervisor in order to keep apprised of job progress and to resolve any problems related to job. (E) 6. Coordinate with customer regarding building service interruptions. Ascertain if departmental operations/equipment will be negatively impacted by temporary loss of service and report to supervisor. (E) 7. Provide direction to semi-skilled or unskilled workers. (E)

1. Maintain accurate hours worked on each job. (E) 2. Operate and maintain a variety of power and/or hand tools and equipment related to the trade. (E) 3. Ensure and transport materials, equipment, and personnel to and from jobsite expeditiously. (E) 4. Follow established safety procedures at all times including inspecting tools and equipment for signs of damage, malfunction, or deterioration on a regular basis. (E) 5. Upon completion of work, clean up jobsite and return equipment, materials, tools, radios, pagers, and Kronos wands to designated storage areas. (E) 6. Respond to off-hour emergencies and overtime as required. (E) 7. Provide on the job training for apprentice in the maintenance and repair of all equipment and appliances if required. Provide evaluation/feedback to supervisor regarding progress of apprentice. (E) 8. Perform miscellaneous job-related duties as requested by supervisor. (E)

Working knowledge of functions, operation, and servicing procedures for various HVAC systems, steam distribution, water treatment absorption/centrifugal refrigeration, water conditioning, pumps, piping, steam turbines, emergency generators, motor air compressors, and auxiliary equipment.

Ability to maintain, service, and operate various heating and ventilating equipment, large tonnage chilled water manufacturing equipment, distribution systems to include centrifugal direct expansion, absorption, auxiliaries, and piping.

Skill and experience in performing maintenance tasks on distribution systems which are continuously monitored by critical alarms, e.g., fire and gases and critical fans and temperature freezers.

General knowledge of: related equipment, computerized state of the art technology, e.g., temperature controls, HVAC fan, filtration, systems, dampers, chillers; specialized filtration and critical air balance systems, e.g., high efficiency particulant filter pathogen-free and biocontainment.

Skill in analyzing information concerning the efficient/economical operation of heating, ventilation, and refrigerating and air conditioning equipment in order to complete reports and/or make recommendations.

Ability to: read and interpret schematic drawings; adjust and repair major and auxiliary equipment, e.g., temperature, pressure, appropriate water treatment equipment, humidity, etc.; operate trade-related hand and power tools, including achievement of operational level skills.
