SUPERVISION - Indicates that the incumbent performs a variety of routine duties within established policies and procedures or by referral to the supervisor’s guidelines.


POSITION SUMMARY

Performs lease negotiation and documentation functions for University leased and owned properties.  Negotiates and prepares off-campus leases, including such tasks as securing letters of commitment; works with brokers to locate suitable spaces; coordinates University compliance requirements; reviews comparable rates; prepares letters of intent, proposals, occupancy agreements, and lease documents, including negotiating and drafting lease language ; coordinates document review with Office of the President as needed. Attends construction meetings and resolves construction punch list issues as needed; interfaces with landlords regarding lease enforcement issues; reviews and approves brokers' commissions; and assists the Director and Associate Director of Real Estate with special projects, such as acquisitions, dispositions and financial analyses


Department Summary

UCLA Real Estate provides cost-effective professional real estate services for UCLA entities, whih are continually improved in order to exceed the expectations of our customers and to fulfill our fuduciary responsibilites to the University.  We assist campus users with off-campus leasing and real estate agreements, third party agreements for on-campus space and coordinate purchases and sales of real property.  We also provide lease administration for our off-campus leases.

Negotiation and Preparation of Off-Campus Leases  a.Secure letter of commitment from department requesting lease.(E) b.Contact area landlords or work with brokers to locate suitable space for department's requirements.(E) c.Coordinate EIC, seismic report, ADA review, and other compliance requirements. d.Secure comparable rates.(E) e.Prepare letter of intent.(E) f.Negotiate lease language and prepare lease documents. (E) g.Coordinate lease form approval with Office of the President.(E) h.Coordinate lease execution.(E) i.Attend construction meetings and resolve punch list issues with tenants and follow up with landlord on outstanding issues.(E) j.Work with landlords/lease administrators on lease enforcement and other issues.(E)  k.Interface with landlords concerning lease enforcement issues.(E) l.Review and approve brokers' commissions and negotiate departmental fees in lieu of commission with brokers and landlords.(E)
