POSITION SUMMARY | Under the general supervision of the Department Manager and the Supervisor/Lead, incumbent is responsible for providing support to properties managed by UCLA Housing & Hospitality Services. The Residential Mechanic will diagnose, repair and maintain plumbing, electrical and mechanical components of residential appliances such as dishwashers, refrigeration units, ice machines, stove/ovens, garbage disposals and microwaves, etc. The Residential Mechanic is responsible for installing, adjusting, maintaining and repairing refrigeration systems equipment, instruments and controls and performs skilled and semi-skilled maintenance tasks on a regular and continuous basis, including plumbing, mechanical and electrical repairs for other residential equipment, appliances and furnishings. The Residential Mechanic will perform duties using appropriate safe practices, work methods and procedures; write concise, accurate reports; and complete log/records of work or service performed. Duties include frequently loading and unloading and installation of mechanical equipment from ground level and elevated surfaces with or without assistance. The Residential Mechanic will interact with various department contacts and UCLA personnel while performing duties and will be required to maintain a courteous and professional manner at all times. Service compressors, take samples and assess compressor oil for acid content and refrigerants for purity and moisture content for residential air-conditioning and refrigeration units. Perform major overhaul and repair work that involves disassembly and inspection of parts, replacement of defective or worn parts and diagnose, repair and maintain mechanical components of residential appliances and equipment to include: residential air conditioning units, dishwashers, garbage disposals, refrigeration and freezer units, microwave ovens, cooking range/ovens, and fans. (E) 2. Replace mechanical fixtures to residential appliances to include but not limited to: peg links, roller wheels, latches, locks, hinges, floats, bearings, gears and fans. (E) 3. Perform soldering, silver soldering, brazing and welding on units and equipment when necessary. (E) 4. Perform work that involves oiling, cleaning, adjusting, overhauling and repairing motors, condensers, compressors, oil and vacuum pumps and reassembly of residential equipment. (E) 5. Adjust, clean and lubricate door closers, locks, latches, hinges and other building hardware and install hardware, blackboards, bulletin boards and other equipment. (E) 6. Repair and/or replace utility, closet, resident room and office doors. (E) 7. Perform recover reclaim and recycle of refrigerant. (E) | 15% | Electrical | 1. Diagnose, repair and maintain electrical components of residential appliances and equipment to include but not limited to: dishwashers, refrigeration and freezer units, stoves/ovens, garbage disposals, residential air conditioning units and microwaves. Remove and install AC/DC motors to be sent out for repairs. (E) 4. Perform wiring repairs on residential equipment. (E) 5. Perform miscellaneous electrical installations and repairs on an as-needed basis. (E) 6. Troubleshoot low and high voltage electronic controls and their components. (E) | 15% | Plumbing | 1.
