POSITION SUMMARY

Under the general supervision of the Department Manager and the Supervisor/Lead, incumbent is responsible for providing support to properties managed by UCLA Housing & Hospitality Services.  The Facilities Worker will be tasked with performing low-skilled and non-technical assignments associated with cleaning, maintaining, and repairing a wide variety of facilities equipment, systems, and components.  Specifically, these duties will include, but may not be limited to cleaning, lubricating and minor maintenance of various heating and cooling components including grills, registers drain pans, coils fans and belts. Assist more senior departmental members with repairs as needed. Prepare all required forms, reports, and documentation associated with assigned tasks.

Key Responsibilities and Essential Functions

Plumbing

Assist with the diagnose, repair, and/or replace damaged sections of plumbing pipes and fittings. Recognize and assist with clearing stoppages in floor and sewer main drains. Perform minor inspection, assist with repair and/or replacement of pumps, solar panels, water pressure regulators, mixing valves, pressure/temperature gauges, gas regulators, pump coupling etc. Assist with minor repair/remove and replace heat exchangers. Assist with replacement of anodes on water storage tanks. Perform necessary cleaning of heaters and boilers.  Assist with  miscellaneous plumbing repairs on an as needed basis.

Electrical

Assist with diagnose, repair, and/or replace electrical fixtures such as fuses, sockets, ballasts, switches and thermostats. Assist with power and wiring inspection of equipment. Assist with minor wiring repairs. Assist with miscellaneous electrical repairs on an as needed basis.

Mechanical

Assist with diagnose, repair, and/or replace motors, belts, exhaust/condenser fans. Clean, and lubricate all bearings, pumps and motors. Assist with diagnose, repair, and/or replace all exhaust fans. Perform inspections and fill out logs for emergency generators. Assist with  tests and fill out logs of water softeners, water heaters and other equipment. Assist with preventative work on air handing units (replace valves, bearings , filters, belts and clean coils). Replace air filters as needed. (E)  8. Perform miscellaneous mechanical repairs on an as needed basis.

Complete work orders in accordance with departmental guidelines. Maintain equipment inspection logs and daily work logs.

Estimate material and tool needed for specific repairs. Maintain required materials and tools when completing assigned tasks, including proper cleaning and storage.

Basic knowledge of low pressure steam boilers, plumbing procedures, including pipe and device repair and replacement, mechanical components including motors and fans, and energy management procedures

Basic knowledge of 120/208v electrical systems including minor automatic controls. Ability to distinguish amongst colors.

Demonstrated ability to perform unskilled plumbing, electrical, mechanical and carpentry repairs with guidance from skilled personnel. Ability to correctly and skillfully operate various standard, hand power tools and equipment to include voltage meter, multimeter, hand drills, electrical snakes, saws, grinders and roto hammers.

Ability to read and understand plumbing and electrical diagrams and work orders. Ability to read, write, speak and understand English sufficiently to determine and carry out job duties. Skills in writing simple English phrases using correct grammar and spelling to complete reports that are accurate and easy to comprehend.

Ability to establish and maintain cooperative working relationships with staff, managers, student residents, guests and contractors.
