SUPERVISION - Indicates that the incumbent performs a variety of routine duties within established policies and procedures or by referral to the supervisor’s guidelines.


POSITION SUMMARY

Under the direction of the Hospital Zone (HK) managers and or HK Superintendent, perform the full range of journey level functions of a Steam Operating Engineer in the Ronald Reagan UCLA Medical Center (RRUMC), Center for Health Sciences Complex(CHS), Peter Morton Building (200 Medical Plaza), 300 Medical Plaza, Tiverton Guest House, Wasserman Building, and the West Medical Building. Incumbent inspects, services, maintains, repairs and/or installs major and auxiliary equipment to include chillers, domestic and hydronic hot water heaters, expansion valves, motors, fans, pumps, controls, hermetic and semi-hermetic compressors and other specialized HVAC equipment to achieve maximum performance and efficiency of operation.  Inspect operating controls, safety controls and all related auxiliary equipment for obvious damage, signs of deterioration and need of replacement to ensure safe, correct, and accurate operation. Submit trouble tickets to supervisor, complete material transfer forms, maintain recordkeeping of hours worked on each job. Assist with developing and reviewing estimates.  Prepare accurate written reports and maintenance records for use in the preventive maintenance program and for Joint Commission and Department of Health Services reports.  Interact with staff, management, and the campus community in an effective and diplomatic manner.  Clean-up job site and assure good safety practices are observed on the job site and that tools and equipment are used with caution. Responsible for communicating job-related problems to appropriate supervisory levels in order to resolve on-site job concerns. Other duties as assigned.

1. Operate major and auxiliary equipment, e.g., centrifugal water chilling equipment, direct expansion units, motors, fans, pumps, controls, and other specialized equipment; make necessary adjustments to regulate operation; check equipment for leakage, temperature, humidity, pressure, vibration, levels, flow and rates; make recommendations for follow up action by Service Engineer. (E)  2. As requested, take out of service equipment and/or systems needing repairs or maintenance. Once repairs/maintenance is completed, return equipment or service back to service. (E)  3. Inspect operating and safety controls and all related auxiliary equipment for obvious damage, signs of deterioration, need for adjustment and correct and safe operation. (E)  4. Identify and repair system malfunctions and problems, e.g., high/low temperatures of pressures, excessive vibrations, liquid levels, and fluctuating conditions. (E)  5. Respond to trouble calls involving an emergency repair or replacement. (E)

1. With smaller projects and minor repairs, evaluate problem, extent of repair and determine appropriate material and equipment required to complete project. (E)  2. Request tools and equipment, materials, parts, etc., and submit to supervisor. (E)  3. Submit completed work orders to supervisor for closing out project. (E)  4. Write concise reports and maintain accurate and complete logs/records of work service or maintenance performed. (E)  5. Orally discuss jobs with supervisor in order to keep apprised of job progress and to resolve any problems related to job. (E)  6. Coordinate with customer regarding building service interruptions. Ascertain if departmental operations/equipment will be negatively impacted by temporary loss of service and report to supervisor. (E)  7. With smaller projects assist with estimates and projects scopes. 8. Provide direction to Facilities Workers and Facilities Mechanics. (E)

Ensure and transport materials, equipment, and personnel to and from jobsite expeditiously. (E)  4. Follow established safety procedures at all times including inspecting tools and equipment for signs of damage, malfunction, or deterioration on a regular basis. (E)  5. Upon completion of work, clean up jobsite and return equipment, materials, tools, radios, pagers, and Kronos wands to designated storage areas. (E)  6. Respond to off-hour emergencies and overtime as required. (E)  7. Provide on the job training for apprentice in the maintenance and repair of all equipment and appliances if required. Provide evaluation/feedback to supervisor regarding progress of apprentice. (E)  8. Perform miscellaneous job-related duties as requested by supervisor. (E)
