POSITION SUMMARY

Under the general supervision of the Department Manager and the Supervisor/Lead, incumbent is responsible for providing support to properties managed by UCLA Housing & Hospitality Services.  The incumbent will service, maintain, repair and /or install major and auxiliary equipment to include chillers, domestic and hydronic hot water heaters, cooling towers, expansion valves, motors, fans, pumps, controls, hermetic and semi-hermetic compressors and other specialized HVAC equipment to achieve maximum performance and efficiency of operation on a daily basis. Responsible for preventative/predictive maintenance programs with special emphasis on operation of Building Automation Systems. Inspect operating controls, safety controls and all related auxiliary equipment for obvious damage, signs of deterioration and need of replacement to ensure safe, correct, and accurate operation.  Prepare accurate written reports and maintenance records.  Interact with staff, management, and the campus community in an effective and diplomatic manner.  Perform duties utilizing appropriate safety practices. Other duties as assigned.

SERVICE / MAINTAIN

1. Service and maintain all major and auxiliary HVAC equipment. (E)  2. Inspect operating controls, safety controls. (E)  3. Lubricate HVAC equipment. (E)  4. Sample and assess compressor oil for acid content; refrigerants for purity and moisture content; test and balance and treat cooling towers. (E)  5. Operate and maintain hot water boilers and heaters and distribution systems. (E)  6. Service and clean compressors, make chemical test of cooling tower and boiler feed water and treat water as needed. (E)  7. Manage the entire Building Automation Systems, Energy Management Systems, VAV units and Test Indoor Air Quality. Make modifications as necessary to operate the system at an optimum level. (E)  8. Inspect operating controls, safety controls of all HVAC and related equipment. (E)  9. Lubricate bearings, bushings, linkages, and motors of all equipment. (E)

SPECIAL PROJECTS

1. Assist in reviewing drawings and specifications for new facilities and/or existing modifications or improvements. Review findings and present recommendation to the supervisor. (E)  2. Under the guidance of the Manager, represent Housing Maintenance during on-site construction or remodeling as requested. Upon assignment, review contractor compliance with critical path time sequences and compliance with specifications and standards set forth in contract documents with the University. (E)  3. Make suggestions regarding major equipment purchases for Housing Maintenance prior to purchase to insure pre-consideration for electrical and/or training requirements and best method of installation (in-house staff or outside contractor). (E)  4. Walk jobs with outside contractors if assigned by the Manager. (E)  5. After a contractor is selected, review start-time and milestone dates of anticipated completion schedule. (E)  6. Coordinate various activities of the project, such as fire, security, and health and safety               as directed by Field Ops Mgr. to assure               needed interfacing with contractor. (E)  7. As directed, assure that contractors perform in a professional manner with quality materials and workmanship on a timely basis to meet project cost. (E)

1.Assist in developing and implementing a preventive maintenance program for equipment in all properties managed by UCLA Housing & Hospitality Services. (E)  2. Assist in developing and implementing quality control procedures to insure that the completed work complies with established standards. (E)  3. Represent Housing Maintenance with Campus Facilities, contractors and service providers as requested by management. (E)                              4. Review all work procedures within your area to ensure compliance with safety codes. (E)
