POSITION SUMMARY

Under the direction of the Manager of the Mason, Paint, Roofing, and Sign Shops, supervise and coordinate the work of the Mason and Roofing Shops that include Lead Mason(s), Masons, Roofers, Facilities Mechanics, and Facilities Workers who are responsible for campus-wide, off-campus, and Center for Health Sciences projects related to fixed priced jobs for tenant improvement projects, deferred maintenance projects, trouble calls, and support to all Project Managers for multi-craft projects.  Incumbent is responsible for the immediate supervision of shop staff, including hiring, discipline, evaluation, and termination of employees.  Review and coordinate daily schedules and work; interface with client.  Write contracts (EDPA, PSA etc.) and conduct job site assessment and evaluation; develop and review estimates; resolve project problems, coordinate outages, and ensure job is closed and charged properly; participate in the Disaster Initial Response Team. Backup to the Supervisor, Paint and Sign Shops in his/her absence.

1. Oversee and coordinate the work of Lead Mason, Masons, Roofers, Facilities Mechanics, and Facilities Workers who perform work related to on-going projects campus-wide, off-campus, and CHS.

2. Recruit, interview, select, hire, train, and evaluate staff.  Coordinate with Manager(s) and Departmental HR.

3. Participate as part of interview panel and recommend final selection to Manager(s), Assistant Director, and/or Chief Operations Officer for approval.

4. Recommend advertising, review ad copy, and screen resumes.

5. Evaluate subordinates by communicating work expectations, feedback sessions, counseling, and assist with performance evaluations.

6. Provide training and orientation to new hires as well as conduct on-going Safety Training sessions.

7. Counsel employees on performance and other job related issues; take appropriate action, in accordance with Collective Bargaining Agreements by administering corrective/disciplinary actions as necessary.

8. Provide documentation on personnel actions (e.g. merits, on-the-spot awards, temporary promotions, and/or disciplinary actions.)

9. Backup to the Supervisor, Paint and Sign Shops in his/her absence.

Multi-craft and Single-craft Support

1. Upon receipt of work order, as needed, conduct a job site evaluation, analysis of blueprints, and/or in consultation with the client, Capital Programs, and/or Design and Project Management assist with estimate and project scope and/or design.

 â€¢ Develop project scope, schedule, and budget. 

 â€¢ As needed, develop specifications for various contracts 

ʉۢ Proceed with work when authorization is received from client.

ʉۢ In coordination with Lead Mason and/or, when necessary, Lead Painter(s) identify labor requirements, ensure appropriate materials and equipment are ordered.

Review specifications and obtain appropriate approvals as necessary.

 

2. Inspect projects on an on-going basis to ensure project meets specifications, schedules, costs, and quality standards.

 

3. Maintain close communication with Lead Mason and crew working on project.

ʉۢ Report to Manager any problems or issues, progress of project, and recommendations.

ʉۢ On critical projects, ensure clear and accurate communication with Director and Manager(s) regarding status of projects.

 

4. Coordinate with other Managers, Supervisors, Leads, and/or Production Control Superintendent to facilitate and efficiently run multi-craft projects.

 

5. Resolve work related problems, delays in delivery of materials and equipment, unanticipated obstacles, changes in work scopes, and problems with quality control. 

ʉۢ Advise Manager of problems.

ʉۢ Initiate appropriate remedies and remedial actions.

ʉۢ Maintain communication with client and keep them apprised of job progress.

 

6. Coordinate any necessary utility outages and building notifications with Building and Outage Coordinator.

Budget

1. Monitor all project budgets for labor and materials utilizing Facilities Management customized computerized maintenance management systems (Maximo, JMS, WMS, etc.)

ʉۢ Create ad hoc reports as needed.

ʉۢ Review costs to avoid project overruns.

ʉۢ Research and apprise Manager to potential overruns on projects.

 

2. Ensure all labor and material costs on projects are properly initiated and cleared prior to closing of a project.

 

3. In the event there are insufficient funds, take immediate action to identify the cause of problem.

Administrative Duties

1. Kronos

ʉۢ On a daily basis, review Kronos (computerized timekeeping system) and make appropriate edits.

ʉۢ Consult with Lead to determine accuracy of time.

 

2. Meetings

 â€¢ Conduct in-house safety training meetings. 

 â€¢ Evaluate and recommend potential outside training, conferences, and seminars for staff to Manager(s) for approval.  

 â€¢ Conduct staff meetings to provide leadership, direction, guidance, and problem-solving/feedback sessions.  

ʉۢ Attend weekly production control meetings with Manager(s), Supervisor(s), and Leads to review current and future projects.

 

3. Provide assistance to Manager of the Mason, Paint, Roofing, and Sign Shops.

 

4. Respond and participate in Facilities Management Disaster Initial Response Team (DIRT) and assist with emergency relief by directing crews and equipment where necessary.

 

5. On a rotating basis, provide On-Call Supervisor response during off-hours and weekends to the Campus and CHS for emergencies and urgent problems. Provide direction and consultation via the phone or to employees on site, and/or consult with Director, Assistant Director(s), Chief Operations Officer, Sr. Superintendents, and/or Manager(s).

 

6. In addition to on-call duties, respond to Campus and CHS emergencies immediately.

 

7. Mobilize crews and organize immediate intervention for the protection of property and ensuring the safety of the public and/or staff.

 

8. Coordinate and respond to UCPD, LAPD, UCFD and LAFD emergency staff, and medical emergency staff.

 

9. Ensure proper notification to Director, Assistant Director(s), Manager(s) and/or On-Call Sr. Superintendent(s).
