POSITION SUMMARY | Under the direct supervision of the Plumbing Shop Manager supervise and coordinate the work of the Plumbing Systems Shop that includes Lead Plumbers, Plumbers, Facilities Mechanics, and Facilities Workers. In concert with Manager, responsible for full supervision, hiring, discipline, evaluation and termination of all shop employees who install, alter, and/or repair plumbing and water main systems and related equipment and infrastructure plumbing related systems. Review and coordinate daily schedules; review work and interface with client. Conduct job site assessment, prepare estimates; resolve project problems and ensure each job is closed and charged properly. | | | |
Key Responsibilities and Essential Functions | Function | Responsibilities | % Time | Project Management | 1.Oversee and coordinate the work of Lead Plumbers, Plumbers, Facilities Mechanic, and Facilities Workers who perform routine and system related projects campus and CHS wide. Ensure completion of project schedules and budgets. Coordinate project activities with Manager to ensure effective utilization of campus-wide resources. Assist in the development and review of project scope, schedule and budget with Manager and direct Lead Plumber(s) and crew when authorization has been obtained. Initiate work request by identifying labor requirements and needs. Work with Lead Plumber(s) to ensure appropriate materials and equipment are ordered and appropriate authorizations are obtained. | 25% | Project Management | 2.Assist in the resolution of work related problems, delays in delivery of materials and equipment, unanticipated obstacles arising from project, changes in work scope, and problems with work quality control. Assess and initiate appropriate remedies. Advise Manager and if necessary the Assistant Director and/or Director. Inspect projects to monitor on-going work, ensure work is proceeding according to previously agreed schedule and budget. Develop evaluative quality of service rendered, labor costs and overall cost effectiveness. Advise Manager of any issues. Recommend alternatives for future projects. | 25% | Supervision | 1. Hiring: Recruit, interview, select, hire, train and evaluate craft personnel in coordination with Manager, Assistant Director, Director, and Facilities Management Human Resources unit. Evaluate subordinates by communicating work expectations, feedback sessions, counseling, and performance evaluations. 2. Discipline: As necessary with the Manager, resolve disputes, conflicts and problems as quickly as possible. Counsel employees on disciplinary matters and take appropriate action, in consultation with Manager, and if appropriate, Assistant Director, in accordance with Collective Bargaining Agreements. | 20% | Supervision | 3. Training / Awards: Provide Manager with recommendations and feedback regarding documentation on personnel actions e.g. merits, On-the-Spot awards, reclassifications, temporary promotions. and/or disciplinary actions. Evaluate and recommend training outside of University for employees | 5% | Administrative | 1. On a daily basis, review Kronos computerized timekeeping system and make appropriate edits. Consult with Lead Plumber(s) to verify timekeeping information. Process requests for vacation, sick leave, jury duty, family sick leave etc. 2. Provide daily input of data into Maximo's computerized project management system to produce various reports to determine status of projects 3.Conduct staff meetings with Lead Plumbers, Plumbers, Facilities Mechanics, and Facilities Worker to provide safety training, leadership, direction, guidance, sharing of information, etc 4.Assist Lead Plumbers with the control and use of materials supplies and equipment used by shop personnel. Attend weekly job meetings with Sr. Superintendent and other Leads to review current and future projects. | 15% | Budget | 1.Utilizing Facilities Management computerized maintenance management system (Maximo) monitor expenditures of all projects. Review project costs to avoid project overruns (materials and labor).             Research projects (with Lead Plumbers) regarding cost issues. Review costs (labor and materials) prior to closing a project. 2. Inform Manager of any anticipated budgetary problems. Request additional funds for "over-runs" if necessary.
