POSITION SUMMARY | Under the broad direction of the Mechanical Systems Manager of the Hospital Zone of Maintenance and Alterations, the Sr. Superintendent-Hospital Zone will supervise a multi-trade staff consisting of journey-level Electricians, Plumbers, and Utilities trades responsible for the maintenance of the UCLA Ronald Reagan Medical Center. The services provided to the RRMC include not only routine and preventive maintenance, trouble call, and emergency response for all electrical, plumbing and utility building systems, but also services critical to patient care, accreditation and the emergency room trauma center. Key Responsibilities and Essential Functions | Function | Responsibilities | % Time | Preventive Maintenance, Deferred Maintenance and Alterations Projects | 1.Organize and direct the hospital zone skilled trades (staff) regarding proper preventive and corrective maintenance of all building structures, electrical, plumbing, mechanical and emergency systems in the through the effective use of labor, materials and equipment. 2.Develop schedules to cover all shifts in order to maximize workforce in a 365 day per year, 24 hour per day, 7 day a week environment, including holidays. 3.Oversee staff regarding the timely repair and replacement of tools and equipment necessary for the maintenance of the facilities. 4.Ensure hospital zone staff is in compliance with ICRA/CIRA permits and HIPPA regulations at all times. | 10% | Preventive Maintenance, Deferred Maintenance and Alterations Projects | 5.Evaluate preventive maintenance programs to ensure proper procedures, frequencies, documentation and quality levels are achieved. And assure all equipment requiring preventive maintenance is included in the program. 6.Perform routine and periodic evaluation and documentation of electrical, mechanical, plumbing and emergency systems to ensure proper levels of operation and redundancy. 7.Maintain contact with directors, administrators, supervisors, engineers, and other personnel, including hospital staff, to facilitate the timely accomplishment of all projects and assignments. | 10% | Joint Commission | 1.Identify required preventive maintenance records and functions. 2.Ensure the timely and accurate recording of logs and maintenance records. 3.Monitor all records for thoroughness, format and ensure accessibility for Joint Commission inspection. 4.Develop and maintain all records and documentation related to Joint Commission compliance audits. 5.Develop, recommend and implement solutions to code compliance issues. | 20% | Human Resources | 1.Plan, organize, staff, and supervise employees of multiple trades.
