POSITION SUMMARY | he Custodial Supervisor provides immediate supervision of the portfolio's team of custodians, who provide housekeeping services throughout the portfolio. The Custodial Supervisor is an active and interactive, day-to-day operations-oriented position, coordinating custodial services across the portfolio, and serves a liaison between the Portfolio Operations Manager and the onsite personnel. The incumbent works to ensure a clean workplace environment for all staff and visitors. Responsibilities include oversight of cleanliness and sanitation in a wide range of environments. Department Summary | The UCLA Asset Management Department provides full-service property management for University-owned high-rise office buildings in Westwood (eight buildings containing 2M SF, occupied by 150 primarily University tenants and generating $30M of rental income), and limited-service property management to 90 other University owned properties. Departmental services managed by UCLA employees include: management of day-to-day activities (building operations, repairs and maintenance, janitorial, security, safety, parking operations, and tenant relations); financial management (rent collection, accounting, budgeting, property tax administration, real estate valuations); leasing and lease administration; construction management (tenant improvements, major maintenance and capital improvements); and contracts management (construction contracts and professional services agreements). |
Key Responsibilities and Essential Functions | Function | Responsibilities | % Time | Custodial Operations | Implement staff development programs to build the required department competencies, opportunities for advancement, maintain morale, and retain staff. Portfolio Training: Aid Portfolio Operations Manager in training comprehensive health, safety, and wellness program across the building portfolio to ensure compliance with all relevant UC, campus, and departmental policies, procedures, and practices. Personnel Strategy:, Strategize with and advise Portfolio Operations Manager on issues pertaining to employee relations, dismissals, diversity, and grievances. Oversee day to day quality of custodial services at level consistent with University and department standards. Equipment Knowledge: Ensure personnel proper use of the various machines utilized by custodial staff, e.g., stripping machine, waxer/buffer, water pick-ups, etc. Train methods for equipment utilized by custodial staff and achievement of operational level skills. Coordination of projects utilizing department program s to oversee operations via work orders and special projects. Conduct inspections and audits of work performance. Follows established infection-control practices to ensure a clean and safe environment. Oversees biohazardous waste disposal process according to established procedures and quality standards. Follows established procedures for dealing with potential hazards.
