GENERAL SUPERVISION - Indicates that the incumbent develops procedures for performance of variety of duties; or performs complex duties within established policy guidelines.


POSITION SUMMARY

Under general supervision, perform routine, semi-skilled, and skilled maintenance, inspection, troubleshooting, repair, alteration, and installation of campus retractable bollard systems,  loading dock platform levelers, and related non-elevator equipment.

Maintain and repair hydraulic, pneumatic, mechanical, electro-mechanical, and control systems associated with retractable bollards, security gates, loading dock levelers, and related equipment located outside of elevators or conveyances.

This position does not independently perform repairs, maintenance, inspections, testing, adjustments, or alterations on elevators, escalators, lifts, dumbwaiters, or any other regulated conveyance equipment. Any work involving elevators or conveyances shall be performed only under the direct supervision of a journey-level Elevator Mechanic and within the limits permitted by applicable codes, regulations, University policy, and trade jurisdiction requirements.

Inspect assigned equipment for proper operation, identify malfunctions, diagnose system failures, and perform corrective and preventive maintenance to ensure safe and reliable operation. Assist journey-level trades personnel, Elevator Mechanics, contractors, and vendors with maintenance, repairs, modernization projects, inspections, and testing activities as assigned.

Operate and maintain a variety of power tools, hand tools, testing equipment, and service vehicles. Maintain accurate maintenance records, complete work orders, document deficiencies, and follow all applicable safety procedures.

The position serves as the primary in-house resource for campus bollard systems, loading dock equipment, and related exterior, and supports emergency response activities involving bollard operations, loading dock equipment, security gates, and other assigned systems.

Maintenance, Inspection, and Repair

 â€˘ Perform preventive maintenance, inspection, troubleshooting, adjustment, repair, & replacement of hydraulic, pneumatic, mechanical, & electro-mechanical components associated with retractable bollards/loading dock platform levelers

 â€˘ Inspect pumps, compressors, cylinders, valves, actuators, hoses, fittings, reservoirs, pressure systems, controls, & safety devices associated with assigned non-elevator equipment.

 â€˘ Diagnose equipment failures, hydraulic leaks, pneumatic pressure losses, electrical control faults, mechanical deficiencies, & operational issues related to assigned bollard, gate, & loading dock systems.

 â€˘ Repair/replace seals, hoses, fittings, valves, pumps, cylinders, sensors, limit switches, relays, actuators, & associated components on assigned non-elevator equipment.

 â€˘ Respond to emergency service calls involving malfunctioning bollards, loading dock equipment, security gates, & related access-control systems.

 â€˘ Assist with inspections, testing, operational verification, & preventive maintenance of assigned systems.

 â€˘ Assist Elevator Mechanics only when directed and under direct supervision for work associated with elevators, conveyances, or equipment governed by elevator/conveyance codes. This position shall not independently troubleshoot, adjust, repair, inspect, test, or return elevator or conveyance equipment to service.

Installation, Modifications, and System Improvements

 â€˘ Assist with the installation, replacement, modernization, and commissioning of retractable bollards, security gates, loading dock equipment, and related exterior access-control systems.

 â€˘ Assist Elevator Mechanics with elevator or conveyance-related work only under the direct supervision of a journey-level Elevator Mechanic.

 â€˘ Read and interpret blueprints, schematics, wiring diagrams, manufacturer drawings, and technical manuals related to assigned equipment.

 â€˘ Perform minor fabrication, assembly, alignment, and mechanical modifications on bollards, gates, loading dock equipment, and related non-elevator systems.

 â€˘ Assist contractors and vendors performing repairs, upgrades, or system replacements.

 â€˘ Recommend equipment improvements, reliability enhancements, and preventive maintenance strategies for assigned systems.

Administrative and Operational Support

 â€˘ Maintain accurate work orders, inspection reports, maintenance logs, and equipment histories.

 â€˘ Track equipment deficiencies, recurring failures, and repair history.

 â€˘ Coordinate material procurement and inventory requirements.

 â€˘ Maintain tools, testing equipment, vehicles, and shop equipment.

 â€˘ Assist with the development of preventive maintenance procedures and maintenance schedules.

 â€˘ Document work performed and clearly identify when elevator or conveyance-related work requires assignment to, or direct supervision by, an Elevator Mechanic.

Safety, Compliance, and Emergency Response

 â€˘ Follow Lockout/Tagout procedures and all applicable safety regulations.

 â€˘ Conduct safety inspections of assigned non-elevator equipment.

 â€˘ Identify and report unsafe conditions.

 â€˘ Participate in emergency response activities involving, loading docks, gates, bollards, and related exterior equipment.

 â€˘ Maintain compliance with University policies, manufacturer recommendations, and applicable safety requirements.

 â€˘ Recognize the limitations of the position regarding elevators and conveyances. Immediately refer elevator or conveyance deficiencies, failures, entrapments, unsafe conditions, or repair needs to an Elevator Mechanic, supervisor, or appropriate authority.

 â€˘ Do not independently perform elevator or conveyance maintenance, repair, troubleshooting, inspection, testing, adjustment, or return-to-service activities.
