POSITION SUMMARY | Under the general supervision of the Department Manager and the Supervisor/Lead, incumbent is responsible for providing support to properties managed by UCLA Housing & Hospitality Services. The incumbent performs semi-skilled maintenance tasks on a regular and continuous basis including plumbing, mechanical and electrical repairs not requiring a licensed technician. Diagnose and repair plumbing equipment including pipes, fittings, couplings, valves, pressure regulators, gas regulators, and solar panels. The position will perform miscellaneous repairs as necessary and will need to operate a university vehicle and travel to various locations for transporting equipment and completing maintenance repairs. Perform mechanical repairs including work on fans and motors, heat exchangers and other miscellaneous mechanical equipment. Diagnose and repair various electrical equipment including automatic controls, electrical fixtures, ballasts, switches, thermostats and other electrical equipment. Complete preventative maintenance and work order forms. Complete other duties as assigned. | | | |

Key Responsibilities and Essential Functions | Function | Responsibilities | % Time | PLUMBING | Diagnose, repair, and/or replace damaged sections of plumbing pipes and fittings. Recognize and clear stoppages in floor and sewer main drains. Perform minor inspection, repair and/or replacement of pumps, solar panels, water pressure regulators, mixing valves, pressure/temperature gauges, gas regulators, pump coupling etc. Perform minor repair/remove and replace heat exchangers. Perform replacement of anodes on water storage tanks. Perform necessary cleaning of heaters and boilers. Perform miscellaneous plumbing repairs on an as needed basis. | 25% | ELECTRICAL | Diagnose, repair, and/or replace electrical fixtures such as fuses, sockets, ballasts, switches and thermostats. Check of power and wiring to equipment. Perform minor wiring repairs. Perform miscellaneous electrical repairs on an as needed basis. | 25% | Mechanical | Diagnose, repair, and/or replace motors, belts, exhaust/condenser fans.Adjust, clean, and lubricate all bearings, pumps and motors. Diagnose, repair, and/or replace all exhaust fans. Perform inspections and fill out logs for emergency generators. Perform tests and fill out logs of water softeners, water heaters and other equipment. Conduct preventative work on air handing units (replace valves, bearings , filters, belts and clean coils). Knowledge, Skills and Abilities | KSAs | Required/ Preferred | Working knowledge of plumbing procedures, including pipe and device repair and replacement. Demonstrated ability to independently perform semi-skilled plumbing, electrical, mechanical and carpentry repairs. | Required | Working knowledge of 120/208v electrical systems including minor automatic controls.
